Lakewood Ranch is a master-planned community of more than 35,000 acres (about 53 square miles) straddling Manatee and Sarasota counties, east of I-75. More than 80,000 people live in its 40+ villages, and the community counts 150+ miles of trails, 10 community parks and about 20 commercial centers. It was built on land owned by Schroeder-Manatee Ranch, a working ranch since the early 1900s, and has been the best-selling multigenerational master-planned community in the U.S. every year since 2018, according to RCLCO and John Burns Real Estate Consulting. In RCLCO's mid-year 2026 survey it ranked No. 2 nationally, behind only The Villages.
Day to day, life centers on the town centers. Main Street has restaurants, shops and community events, and Waterside Place sits on the lakes in the newer part of the Ranch. The Lakewood Ranch farmers market was named the No. 1 farmers market in the nation in 2025 by American Farmland Trust. Gulf beaches, downtown Sarasota and the Bradenton riverfront are all a drive away.
Each village has its own personality, price range, and set of fees and amenities. A few you'll hear about often:

The developer says entry-level options start in the high $200s, while sales above $1 million grew in 2026.

As a reference point, Redfin reported a median sale price of $599,614 for Lakewood Ranch in September 2026, down 2.0% from a year earlier. There were 623 homes sold that month, with a median of 67 days on market (12 fewer than a year earlier). Homes sold for about 97.4% of list price on average. Those medians mix condos, townhomes and houses, so your target home may be well above or below them. Ask us for current comps on the exact village or street you're considering.

This is the part of buying in Lakewood Ranch that surprises people most. We'll go through it with you line by line:
Because Lakewood Ranch spans two counties, a home's school assignment depends on which side of the county line it's on. The Manatee County side is served by the School District of Manatee County, and the Sarasota County side by Sarasota County Schools. Public schools within the community include Lakewood Ranch High School on the Manatee side, along with several elementary and middle schools. Private, charter and magnet options are nearby too. School zones change as the Ranch grows, so always confirm the assignment for a specific address with the district.
Lakewood Ranch sits just east of I-75, with interchanges at University Parkway, State Road 70, State Road 64 and Fruitville Road, so it's an easy drive north toward Tampa or south toward Venice. Sarasota Bradenton International Airport (SRQ) is a short drive west via University Parkway, and so are downtown Sarasota and the Gulf beaches. Inside the Ranch, the trail network and golf-cart-friendly town centers make many short trips easy without a car, though most residents still drive. Expect heavier traffic on University Parkway and SR 70 during season and rush hour.
