Siesta Key is the kind of place people visit once and start planning how to come back for good. Whether you're buying a full-time home, looking for a winter escape, selling a property you've loved for years, or running the numbers on an investment, we're Eric and Traci Bolen of Sand + Sea Homes with eXp Realty, and we'd love to help you get to know the island.
Siesta Key is a barrier island just off Sarasota, reached by two bridges from the mainland. It's compact (about 3.5 square miles), with one main north–south road, low speed limits and a laid-back pace that makes bikes, golf carts and the free trolley everyday ways to get around. Mornings start with a beach walk, afternoons drift between the sand and the shops, and evenings are made for sunsets over the Gulf.
The island has a mix of full-time residents, seasonal "snowbird" owners and visitors, so it feels lively in winter and quieter in the summer months. Downtown Sarasota's restaurants, arts and shopping are a short drive across the bridge.
Siesta Beach is the headliner. Its sand is about 99% pure quartz, which keeps it soft, bright white and cool underfoot, and it was named America's best beach by "Dr. Beach" (Stephen Leatherman) in 2011 and again in 2017. Shallow water near shore, year-round lifeguards, a shaded playground, volleyball and picnic areas make it a favorite for families.
Crescent Beach is quieter and more residential, with the same powdery sand. At its southern end, Point of Rocks is known for snorkeling among rock and coral formations.
Turtle Beach, near the south end, has a different feel: darker, shellier sand, a boat launch, and fishing in the adjacent Blind Pass Lagoon.
Siesta Key Village on the north end is the island's social hub, with restaurants, shops and nightlife within walking distance of the beach. A smaller South Village business area sits further down the island.
Siesta Key offers a real range of property types:
Condos — from older low-rise buildings to Gulf-front towers, popular with second-home buyers and investors.
Single-family homes — canal-front homes with boat access, quiet inland streets, and luxury waterfront estates.
Villas, townhomes and small multifamily — a middle ground between condo and house living.
Prices vary widely depending on water access, view, age and building. As a reference point, Redfin reported a median sale price of roughly $970,000 for Siesta Key over the three months ending September 2026, with homes taking a median of about 159 days to sell. Medians mix condos and houses, so your target property may be well above or below that number. Ask us for current comps on the exact street or building you're considering.

Island living comes with homework, and we'll walk you through it:
Flood zones. As a barrier island, much of Siesta Key falls in FEMA-designated flood zones. Check the flood zone, elevation certificate and claims history for any property, and get flood insurance quotes early, since they can strongly affect your monthly cost.
Insurance. Wind and flood coverage on the coast can be significant. Get quotes before you commit. Our post on whether Florida home insurance rates are coming down explains the current picture.
Condo inspections and reserves. Florida law requires milestone structural inspections for condo buildings three or more stories tall (at 30 years, or 25 in some coastal areas, then every 10 years) plus Structural Integrity Reserve Studies. These can lead to special assessments, so review the reports, budgets and reserves before you buy. Read more in what to know before buying a Florida condo.
Hidden costs. Here's a full breakdown of the hidden costs of buying a home in Sarasota, Manatee and Charlotte County.
Siesta Key is one of the few places in unincorporated Sarasota County where short-term (under 30 days) rentals can be legal, but it depends on zoning:
Properties zoned Residential Multifamily (RMF) on the barrier islands, including Siesta Key, may be rented for less than 30 days.
Residential Single Family (RSF) properties, even on Siesta Key, are limited to leases of at least 30 days.
So two homes a block apart can have very different rental potential. Before buying for rental income, confirm the zoning with Sarasota County, review any condo or HOA rental restrictions (many associations set their own minimums), and plan for tourist development tax and state licensing obligations. We'll help you check these details up front. For more, read our guide to buying a second home or investment property in Sarasota.
There are no public schools on the island itself. Siesta Key families are served by Sarasota County Schools on the nearby mainland. Phillippi Shores Elementary and Brookside Middle are commonly cited for the island, but zones can change, so always confirm the assignment for a specific address with the school district. Private and magnet options, including Pine View School (application required), are within a short drive.
Getting around is easy. The free, open-air Siesta Islander trolley (Breeze Route 77) runs daily from 8 a.m. to 10 p.m. between Siesta Key Village and Turtle Beach. Bikes, golf carts and low-speed rentals are common, and the mainland is just over the bridge. Expect heavier traffic and tougher beach parking during peak season.

It can be, but only on properly zoned property. Under Sarasota County rules, RMF-zoned properties on Siesta Key may be rented for under 30 days, while single-family-zoned homes require leases of at least 30 days. Condo associations may add their own limits.
Its sand is about 99% pure quartz, so it stays soft, white and cool. Siesta Beach was named America's #1 beach by Dr. Beach in 2011 and 2017.
Many Siesta Key properties are in FEMA flood zones, and lenders typically require flood insurance in high-risk zones. Check the property's flood zone and get quotes before you make an offer.
Ask for the building's milestone inspection and Structural Integrity Reserve Study, the budget and reserves, any planned special assessments, and the association's rental and pet rules.
