Life in Parrish

Parrish is an unincorporated community in northeast Manatee County, north of the Manatee River, between Bradenton and the Tampa Bay area. Once mostly farms and ranchland, it's now home to large master-planned communities with pools, trails and town centers, while still keeping some of its rural character. Local landmarks include the Florida Railroad Museum. New schools, medical facilities and shopping keep arriving as the area grows.

CDD Fees, HOA and Insurance

CDD assessments. Many Parrish communities are in Community Development Districts. Their assessments usually appear on the property tax bill and can include a bond (debt) portion plus operations and maintenance. Ask for the exact amount on any home.

HOA dues. Most communities also have an HOA. Review what's included and any rental restrictions.

Insurance. Get homeowner's insurance quotes, and flood quotes where needed, early. See whether Florida home insurance rates are coming down.

Education

Schools

Parrish is served by the School District of Manatee County. Parrish Community High School opened in 2019, and newer schools, including a middle school in North River Ranch that opened for the 2025–26 school year, have been added as the area grows. Assignments change with growth, so confirm the schools for any specific address with the district.

Commute & travel

Getting Around

Parrish sits along US-301 with quick access to I-75, so drives north toward Tampa or south toward Bradenton and Sarasota are straightforward. The Fort Hamer Bridge (opened 2017) crosses the Manatee River toward Lakewood Ranch. Expect rush-hour congestion on main corridors and the bridge as the area grows.
