About The Country Club
Lakewood Ranch village. The Country Club is its own village, Lakewood Ranch's original golf village, on the Manatee County side north of University Parkway.
Builder and years. Many local custom and semi-custom builders. The village opened in 1997 and is fully built, so nearly every sale is a resale.
Home types. Condos and attached villas through three-bedroom pool homes to estate homes of more than 5,000 square feet. Sarasota Magazine's 2009 survey counted about 2,496 homes and townhouses on 1,565 acres.
Gated? Yes.
Amenities. The village surrounds Lakewood Ranch Golf & Country Club, owned and operated by Heritage Golf Group: 72 holes on four courses, three clubhouses, 20 Har-Tru clay tennis courts, 20 pickleball courts and a 24-hour fitness facility, per lakewoodranch.com. Club membership is separate from the home.
HOA and CDD. An HOA, often a neighborhood sub-association, and a CDD assessment on the property tax bill. More than one Lakewood Ranch CDD serves the village, so amounts depend on the parcel.
55+? No. All ages.

Resales here range from condos in the high $200s to estates above $3 million, so the village median moves around a lot depending on what sold that month.

The Country Club is on the Manatee County side of Lakewood Ranch, so property taxes and public schools are Manatee County's. We check these details with you line by line:
Tax bill and CDD. Community Development District or stewardship district assessments are usually collected on the property tax bill, not by the HOA. Ask for the latest bill and whether any bond (debt) portion remains. Florida taxes also reset after a sale.
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet and architectural rules before your inspection period ends. Some neighborhoods and condos have an extra association.
Insurance and flood zone. Get insurance quotes, and flood quotes where needed, before you're under contract. Flood zones are assigned home by home. Our post on whether Florida home insurance rates are coming down explains the current picture.
Zoned public schools for The Country Club, from the School District of Manatee County's 2026-27 attendance-zone locator (checked Oct 20, 2026 using addresses inside the neighborhood):
Elementary: Willis Elementary School
Middle: Nolan Middle School
High: Lakewood Ranch High School
Manatee County's new elementary and middle school zones took effect in 2026-27; new high school zones take effect in 2027-28, so the high school shown here may change. Manatee County families can also apply through the district's Controlled Open Enrollment (School Choice) window for programs such as IB at Johnson K-8 and Southeast High and AICE at Palmetto High. Manatee School for the Arts in Palmetto is a public charter school for grades 6-12 with its own application. School boundaries change, so always confirm the assigned schools for a specific address with the School District of Manatee County before you buy.
