Amenities. Deer Creek is about 285 acres with 17 lakes (many with fountains), preserves and walking sidewalks. The villa section has its own pool. Expect a quieter, nature-focused setting rather than a big clubhouse.
HOA and CDD. There's a Deer Creek HOA (villas have their own, higher-fee association) plus the Palmer Ranch master association. Deer Creek has no CDD.

Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.
Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.
Insurance and flood zone. Get homeowner's insurance quotes, and flood quotes where needed, before you're under contract. Flood zones are assigned home by home, not by neighborhood. Our post on whether Florida home insurance rates are coming down explains the current picture.
The full picture. See the hidden costs of buying a home in Sarasota, Manatee and Charlotte County.
Homes in Deer Creek are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.
Deer Creek is in central Palmer Ranch, minutes from shopping and dining on U.S. 41, the Palmer Ranch YMCA and the Legacy Trail. Siesta Key Beach is about 15 minutes away.
