About Silver Oak

Builders and years. Homes were built mostly in the early-to-mid 2000s by several custom and semi-custom builders, including Bamboo Development, John Cannon Homes, Gibraltar Construction and Todd Johnston Homes.

Home types and sections. About 270 single-family homes in three sections. The Estates (about 179 homes) has the largest homes, roughly 3,000 to more than 7,000 square feet. The Enclave (21 homes) is a maintenance-assisted cul-de-sac. The Vineyards (71 Mediterranean-style homes) is also maintenance-assisted. The Palmer Ranch master association lists Silver Oak, the Enclave at Silver Oak and the Vineyards of Silver Oak separately.

Gated? Yes. The main entrance on Central Sarasota Parkway is staffed, and there's a second gated entrance on Honore Avenue.

Amenities. Silver Oak is not built around a large clubhouse. Its appeal is privacy, larger lots and about 115 acres of lakes, preserves and natural areas. The Vineyards has its own pool, fitness center and clubhouse for its residents.

HOA and CDD. There's a master Silver Oak association, sub-associations for the Enclave and Vineyards (with higher fees), and the Palmer Ranch master association. Architectural review is detailed. Silver Oak has no CDD.

Price Range

Silver Oak has only a handful of listings at any time. Realtor.com showed just 2 homes for sale in October 2026 and no median price, so we don't publish one here. Prices depend heavily on the section, lot and condition. Ask us for recent sales in the section you're considering.

Before you buy

Before You Buy in Silver Oak

Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:

Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.

Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.

Insurance and flood zone. Get homeowner's insurance quotes, and flood quotes where needed, before you're under contract. Flood zones are assigned home by home, not by neighborhood. Our post on whether Florida home insurance rates are coming down explains the current picture.

Education

Schools

Homes in Silver Oak are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.
