Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.
Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.

Schools
Homes in The Hamptons are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.
