Builder and years. Built by DiVosta, a PulteGroup brand, from about 2013 to 2018.
Home types and sizes. About 303 single-family homes in six floor plans across a Classic and an Estate series, roughly 1,659 to 2,589 square feet. Most have a covered lanai and flex room, and some plans include a golf-cart garage.
Gated? Yes, with a staffed gatehouse.
Amenities. A clubhouse with a fitness center, resort-style pool and spa, tennis courts, fire pit, BBQ area, outdoor bar and walking paths.
HOA and CDD. The HOA provides maintenance-included living, including lawn care and landscaping, and owners keep other responsibilities set out in the documents. Fences of any kind (including invisible fences) aren't allowed, and exterior changes need architectural approval. Sandhill Preserve has no CDD.
55+? It isn't marketed as age-restricted. Confirm any occupancy rules with the HOA.

Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.
Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.

Schools
Homes in Sandhill Preserve are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.

Sandhill Preserve sits near Central Sarasota Parkway and Honore Avenue, with the Legacy Trail, Potter Park YMCA and shopping and dining on U.S. 41 nearby. Downtown Sarasota is about 11 miles away and Siesta Key Beach about 8 miles. Homes closest to I-75 may hear some road noise.
