Promenade Estates is one of the newer gated neighborhoods in the south part of Palmer Ranch, with single-family homes built by two national builders and a resort-style amenity center. If you want a newer home with room for family and guests, and you'd rather not pay a CDD, it belongs on your short list. We're Eric and Traci Bolen of Sand + Sea Homes with eXp Realty, and we'd love to help you buy or sell here.
Builders and years. Construction started in 2019, and homes were built by D.R. Horton and M/I Homes, mostly between 2020 and 2022. The community was planned for 352 homes, most of them around a dozen ponds and lakes, with the rest backing onto green space or the wetland preserve on the east side.
Home types and sizes. All single-family, in one- and two-story plans. When the community was selling new, D.R. Horton plans ran about 1,828 to 2,650 square feet and M/I Homes plans about 2,309 to 3,653 square feet, some with three-car garages.
Gated? Yes, with a gated entrance.
Amenities. Resort-style pool, splash pad, playground, fitness center, basketball and sand volleyball courts, a covered pavilion and a dog park.
HOA and CDD. There is an HOA (plus the Palmer Ranch master association), and the community has no CDD assessment. Ask for the current budget and what's included, such as gate operations, common-area landscaping and private streets.
55+? No. Promenade Estates is an all-ages community.
Promenade Estates is now a resale market. When the builders were selling new in 2022, base prices started in the mid-$500,000s and ran to the low $700,000s, and finished homes with upgrades and pools resell for more. We don't have reliable neighborhood-level market data to publish, so ask us for recent sales of homes with a similar plan and lot.

Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.
Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.
Insurance and flood zone. Get homeowner's insurance quotes, and flood quotes where needed, before you're under contract. Flood zones are assigned home by home, not by neighborhood. Our post on whether Florida home insurance rates are coming down explains the current picture.
The full picture. See the hidden costs of buying a home in Sarasota, Manatee and Charlotte County.
Homes in Promenade Estates are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.
Promenade Estates sits in the southern part of Palmer Ranch, close to I-75 and the shopping and medical offices along the Honore Avenue and Central Sarasota Parkway corridors. The Legacy Trail runs through Palmer Ranch for biking and walking. Gulf beaches, including Siesta Key and Nokomis, are a short drive.
