Esplanade on Palmer Ranch is a gated, amenity-rich Taylor Morrison community off Honore Avenue, with a Bahama Bar, a lifestyle director and a direct connection to the Legacy Trail. It offers four ways in, from condos to estate homes. We're Eric and Traci Bolen of Sand + Sea Homes with eXp Realty, and we'd love to help you buy or sell here.
Builder and years. Built by Taylor Morrison under its Esplanade brand, from about 2017 to 2021. The community is sold out, so all sales are resales.
Home types and sizes. About 655 homes. Main Esplanade has about 420 detached villas and single-family homes, plus 80 Garden Homes condominiums in 10 two-story buildings. Legacy Estates, the larger-home section with its own gated entrance, has about 155 homes. Villas run about 1,600 to 1,900 square feet, single-family homes about 2,100 to 2,900, and Legacy Estates about 2,800 to more than 4,700.
Gated? Yes, with two gated entrances off Honore Avenue.
Amenities. Resort pool and spa, resistance pool, splash pad, Bahama Bar, 24-hour fitness center, spa services, tennis, pickleball, bocce, dog park, events lawn and fire pit, plus a lifestyle director. Legacy Estates owners share all of them.
HOA and CDD. There are layered associations: the Esplanade HOA plus the Palmer Ranch master association, and Garden Homes add a condo association. HOA fees tend to run higher than in older Palmer Ranch neighborhoods because of the amenities. We found no CDD reported. Short-term rentals are prohibited.
55+? No. Esplanade is not age-restricted.
Prices vary a lot by section, from Garden Homes condos and villas up to Legacy Estates homes that typically trade above $1 million. We didn't find a reliable neighborhood-level market page for Esplanade, so we don't publish a median here. Ask us for recent comps in the section you're considering.

Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.
Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.
Insurance and flood zone. Get homeowner's insurance quotes, and flood quotes where needed, before you're under contract. Flood zones are assigned home by home, not by neighborhood. Our post on whether Florida home insurance rates are coming down explains the current picture.

Homes in Esplanade on Palmer Ranch are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.
Esplanade connects directly to the Legacy Trail. Costco, Publix and the Sarasota Square redevelopment area are close, and I-75 and U.S. 41 are easy to reach. Siesta Key Beach is about 11 miles away.
