About Prestancia
Years built. Prestancia was developed from the late 1980s into the 2000s. TPC Prestancia opened in 1985.
Home types. More than 500 homes in 12 neighborhoods, according to the community brochure. They include the 85 larger homes of The Estates, single-family sections such as The Manors, Palacio and The Enclave, villa neighborhoods such as Villa D'Este, Villa Palmeras and La Vista, and condominiums at Mara Villa and Villa Mirada. Each neighborhood has its own association and maintenance arrangement.
Gated? Yes. The north and south gates are manned 24/7.
Golf and club. TPC Prestancia is a private, non-equity club in the TPC Network with two 18-hole courses: the Stadium Course, designed by Ron Garl, and the Club Course. It also has a 35,000-square-foot clubhouse and a 12-acre practice facility. The club hosted Senior PGA Tour events for 14 years. Membership is optional for residents.
Environment. Prestancia is an Audubon Cooperative Sanctuary.
HOA and CDD. Fees vary a lot by neighborhood (for example, some villa HOAs include insurance and landscaping, and estate homes are maintained by their owners). We found no CDD reported. Club dues are separate if you join.

According to Realtor.com, Prestancia's median listing price was $612,000 in October 2026 (down 21.3% from a year earlier), and the median sold price was $557,500. There were 12 homes for sale, with a median of 123 days on market. Condos and villas sit well below that median, and estate homes on the golf course well above it.

Before You Buy in Prestancia
Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.
Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.

Schools
Homes in Prestancia are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.

Prestancia sits in the north part of Palmer Ranch. The community brochure lists Siesta Key Beach about 13 minutes away, Sarasota Memorial Hospital about 15 minutes and downtown Sarasota about 18 minutes. Costco, grocery stores and the Sarasota Square area are close, and the Legacy Trail is nearby.
