Builders and years. Turtle Rock was built mainly in the 1990s, with some homes completed into the 2000s, by multiple builders rather than a single production builder, so floor plans and elevations vary.
Home types and sizes. More than 750 single-family homes and villas. The association describes homes of roughly 1,800 to 3,300 square feet. Two sections, Savannah and Somerset, offer maintenance-free homes; elsewhere, owners handle their own yard care.
Gated? Yes. There are two controlled-access entrances, on Palmer Ranch Parkway to the north and Central Sarasota Parkway to the south.
Amenities. A geothermally heated pool, two hard-surface tennis courts, a basketball court, a fenced playground and a 1,990-square-foot community center with an on-site association manager. The community covers more than 500 acres with 17 lakes, more than 20 preserves and a 1.4-mile nature trail. Residents can canoe and fish on the lakes.
HOA and CDD. There is a Turtle Rock HOA (with extra fees in the maintenance-free sections) plus the Palmer Ranch master association. Turtle Rock does not have a CDD.

Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.
Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.
Insurance and flood zone. Get homeowner's insurance quotes, and flood quotes where needed, before you're under contract. Flood zones are assigned home by home, not by neighborhood. Our post on whether Florida home insurance rates are coming down explains the current picture.

Homes in Turtle Rock are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.
The Legacy Trail runs along Turtle Rock's western edge. Siesta Key and Casey Key beaches are about a 10-minute drive, and shopping, dining and medical offices along U.S. 41 and in Palmer Ranch are close by. I-75 is a few minutes east.
