Talon Preserve on Palmer Ranch is a gated DiVosta community at the southern end of Palmer Ranch, built around an 18,000-square-foot clubhouse with its own restaurant. It's one of the few places in the area where you can still compare new construction with resales in the same neighborhood. Builder and years. Built by DiVosta, a PulteGroup brand, starting around 2020, with new homes still offered by the builder as of October 2026. The community has approximately 926 homesites. Its mailing address is Nokomis (ZIP 34275), but it is part of the Palmer Ranch master association.
Home types and sizes. Single-family homes and attached villas (DiVosta's "quad" homes) in several collections, from one-story to two-story plans. DiVosta currently lists its homes at about 1,670 to 2,901 square feet, built with concrete block, tile roofs and impact-resistant windows.
Gated? Yes.
Amenities. An 18,000-square-foot clubhouse with a full-service restaurant, bar and grill, heated resort pool with beach entry and lap lane, spa, splash pad, fitness center and studio, 8 pickleball courts, 2 tennis courts, 4 bocce courts, playground, fire-pit lounge and dog park. The community has about 62 acres of lakes and 110 acres of preserve, and connects directly to the Legacy Trail.
HOA and CDD. There is an HOA plus the Palmer Ranch master association; the community does not have a CDD. Ask whether the restaurant carries a minimum food-and-beverage spend, and review leasing rules before you buy.

Resale prices depend on the collection, lot and upgrades, and we don't have reliable neighborhood-level market data to publish. Every Palmer Ranch neighborhood has its own association, plus the Palmer Ranch master association, so we check the details with you line by line:
Association documents. Review the HOA budget, reserves, what the dues cover, and the leasing, pet, fence and architectural rules before your inspection period ends. Condo and villa sections may have an extra association.
Taxes. Confirm on the property's tax bill whether any special assessments apply, and remember that Florida taxes reset after a sale.

Schools
Homes in Talon Preserve are served by Sarasota County Schools. Attendance zones in this part of the county have changed in recent years, and different Palmer Ranch neighborhoods are zoned to different schools, so we don't list assignments here. Always confirm the elementary, middle and high school for a specific address with the district's school-zone lookup before you buy. Choice programs, charter and private schools are also options in the area.
